Buyers, I want your home purchase experience to be the best it can be whether you are working with me or another agent. There are a few things in the home purchasing process you have control over. One of the most important is picking ONE agent to work with.

No, you do not have to be shown a listing by the listing agent. This is the number one myth that far too many buyers think is a fact. The point of the multiple listing service is for an agent to make their listings available to every member of the service. This means for showings and writing offers.

As a buyer, you are far better off to interview several agents referred by friends, your barber, the internet, etc., and PICK ONE YOU LIKE and stay with that agent. The agent will focus on what is important to you in choosing a home and will concentrate their efforts on finding a home that will meet your needs and match your criteria.

 

You should hear from your agent on a regular basis. I like to email my clients all new listings and price changes that meet their criteria and then have them ask for more information or a showing if they are interested in the listing.

To summarize:

  • Interview several Realtors® and choose the one that you feel comfortable with.
  • If you want a lot or only a little communication with your Realtor® be sure and let them know your comfort level.
  • If your Realtor® does not promptly return your phone calls and emails you may want to consider finding another agent. Communication is an important key to finding your home. If a Realtor® is not communicating with you, you may not be high on their list of priorities.
  • Your Realtor®, if a member of the MLS, has the ability to show you any listing, even homes listed by another real estate office. (The agent must be a member of the MLS in order to show other members listings. Have this be one of your interview questions).
